“I am looking for a small apartment to rent”. This is the biggest
request of the young people in Albania, and also of the emigrants who
have recently returned to their country.

The representatives of different agencies confirm that the request fro small apartments has increased, what has caused their prices to increase.

“The request for cheap and economic apartments has increased. AS result, the price of small apartments has also increased”, declared Alpens Fila, from the “Inf 93” real estate agency.

“The most requested apartments are those with low or average price. The cheapest houses are from 20.000 to 30.000-35.000 ALL, mainly in the suburbs, in urbanized areas”, declared Gentian Filaj, from “Alfa Information”.

While the demand for these small apartments has significantly increased, the demand for buying houses has decrease, also for big apartments in the city center.

“The buying demand is very low. The foreigner who live here aim apartments that cost from 400-500 EUR, or one bedroom apartments”, Fila declared.

The representatives of the agencies say that the biggest problem that they are facing is about the shops in secondary roads. They are not rented and constructors have stopped projecting them in the first floors.

“People who have bought shops in ground floors in secondary roads, have made a bad mistake, because they have not been rented for a long time”, Filaj declared.

There are many individuals who sell apartments in different areas of Tirana, but the purchases, according to the agencies, is very low.
